What is the reservation fee?
The reservation fee varies depending on the type of apartment or house and ranges from €1,000 to €5,000. This fee is fully deducted from the down-payment. You can cancel the reservation within 14 days and receive a full refund of the reservation fee.
What is the reservation and purchase process?
If you like a property during a video call, phone call, or in-person visit, we will block it in the system for 48 hours.
Once you sign a reservation form, the property will be reserved for you for an additional 4 days.
If you transfer the agreed reservation fee within 4 days, we will prepare a purchase contract with a payment plan, and the property will remain reserved for you in the system for another 30 days.
Within these 30 days, any remaining questions will be discussed, the contract may be adjusted, and you will send the signed contract back to us.
You will have 30 days after signing to transfer the first payment instalment.
Can you withdraw from the contract?
Yes – 80% to 90% of the already paid instalments will be refunded. The 5% tax for registration with the ZIPA authority is non-refundable
Is there an additional discount if the full amount is paid in a single payment?
Yes, in that case, you will receive an additional 5% discount.
What happens if you fall behind on the payment plan?
If a payment is overdue by more than 30 days, a late fee of 3% per month will apply.
CPS has the right to terminate the contract if the payment delay continues with no prospect of payment. In this case, the buyer will receive a refund of up to 80% of the payments made, minus any outstanding invoices for additional costs or reminder fees.
Will proof of ownership be provided?
After paying the down payment, you will receive a document from ZIPA (Zanzibar Investment Promotion Authority) that confirms your ownership.
