Selling your property again
When your plans change.
Sometimes owners want to sell their investment again: because life changes, or because they are looking for something bigger, smaller or a better fit. We support you with all of it, including the search for buyers.

Your options

Selling
As the holder of a 99-year leasehold you can resell or transfer your property in Fumba Town at any time, for example as part of an inheritance.
Swapping
Do you need something bigger, smaller or a better fit? We show you what is available in Fumba Town and Paje and support you with both the sale and the new purchase.
Finding buyers
Resales are currently arranged through CPS Africa or through us, with a focus on buyers from German-speaking countries. There is no official marketplace for existing properties in Zanzibar yet.
Process
How a resale works.
Conversation and price
We discuss your plans and assess with you which price is realistic on the market.
Buyers and viewings
On request we prepare sales documents, approach interested parties and organise viewings on site or online.
Contract and transfer
On request our lawyer Clara Wella handles the sale agreement and the transfer of the leasehold.
Requirements for a sale: the property is fully paid, has been used in line with the contract and is registered. Demand is strongest for properties that are already registered, furnished and ready to move in.
Taxes and costs
What a sale costs.
Capital gains tax
The increase in value is taxed. Plan with 10 %. The ZIPA buyer package states 5 % for ZIPA projects. Have the rate confirmed before you sell.
An example
You buy for USD 100,000 and sell for USD 150,000. You then pay 10 % on the USD 50,000 increase in value, that is USD 5,000.
The buyer’s costs
The buyer has purchase costs of around 5 % for taxes, lawyer, notary and similar. Whether the buyer bears them alone or you share them is for you to agree.
No guarantee is given for this information. It is not tax or legal advice.
